Residence Du Parc at Arthur’s Point features two impressive four-level apartment buildings, each housing 24 predominantly two-bedroom units. Constructed entirely with Nudura Insulated Concrete Forms (ICF), these buildings stand out for their innovative design and commitment to sustainability. Upon completion, they were recognized as the largest ICF structures in the Southern Hemisphere, a distinction that underscores their architectural significance.
Five years post-completion, the buildings have proven to be a resounding success, with occupants enjoying exceptional comfort and energy efficiency. The energy requirements for these apartments are among the lowest in Queenstown, and residents report outstanding thermal performance and acoustics. While some west-facing rooms have experienced overheating due to the absence of thermally broken windows and shading design considerations, the overall performance remains highly satisfactory.
PhD Building collaborated closely with Hawkins Construction, Tony Koia Architects, and Lewis Bradford Structural Engineers to optimize the placement of Nudura ICF blocks. This strategic partnership ensured that windows and wall lengths were positioned to maximize the modular advantages of the ICF system, all without compromising the internal layouts. The teamwork was highly effective, resulting in a well-coordinated construction process.
Additionally, PhD Building partnered with Hawkins to train their staff in using the Nudura ICF system. This training proved beneficial, though it took some time for the team to fully acclimate. A key advantage of using ICF was the minimal requirement for structural steel; the concrete and reinforcing steel within the ICF forms effectively supported all structural loads. Cantilever decks, roofs, and other elements relied solely on rebar and concrete—a unique approach for a building of this size. For the stairwell and lift core areas, a different product called One Series was employed, consisting of EPS panels with a plywood face. Once the concrete was poured and the plywood removed, this technique resulted in a wider concrete core, enhancing the structural integrity of these critical areas. The design allowed for a more intensive reinforcing steel pattern, easily integrated with the adaptable Nudura system.
